Ann Arbor is a great place to live - it's always on those lists of the 10 best places to live in the country. It's a great university town, full of great restaurants, good night spots, and loads of cultural events, plus one of the greatest teaching hospitals in the country. But you don't have to live in Ann Arbor to enjoy it! Check out Milan to the south and its lovely parks and small town feel, or Chelsea to the west which boasts the Purple Rose Theater and The Common Grill, or Ypsilanti to the east which also has a great university and hospital, or Saline known for its fiddlers and the Celtic Festival which is just 5 minutes south of Ann Arbor. We always joke that you can drive from Milan to an appointment in Ann Arbor faster than you can drive across town in Ann Arbor, and it's true!
We are also fortunate in this southeastern part of Michigan that we are not so dependent on the auto industry as some areas of Michigan. Besides two major universities and two major hospitals we have several colleges in the area and several small hospitals and a lot of computer/tech jobs. Google recently moved their Adwords division to Ann Arbor and Toyota just opened a major technical/research center in York Township just south of Ann Arbor. And Cabelas in Dundee became a magnet for other tourist/entertainment-type businesses to the area.
What all this means to real estate is that we are a little better off than some areas in Michigan or some other states. The stats indicate we have hit 'bottom' in the real estate market. We see our swollen housing inventory starting to shrink and are actually seeing occasional multiple offers on listings again. We don't anticipate prices to start to recover before 2009, but we do believe we are no longer sliding down. Even the media, which seems to be the last to realize a change, are beginning to write some positive stories. At present, though, it is still a buyer's market, and buyers should not consider waiting any longer as slowly it will turn away from being a strong buyers market.
